Water stands in the low corner by the stair tower, and the granules have washed off the cap sheet. It is a small pond on a big roof. Right under it is a guest room, and the room has a rate.

Hotel roof planning starts with the roof sections, guest-room access and property operating schedule. Every wet ceiling takes one out of service, and every day it stays out of service costs more than the patch would have. We walk the roof, mark what is failing and put the repair number next to the number for lost room nights.

What does a hotel roof have to do that an office roof does not?

Stay dry above a bedroom, every night, with nobody watching it. An office has a facilities manager on site. A hotel has a night clerk and a few housekeepers, and a slow leak can run for days before anyone finds it behind a headboard.

The roof itself is busy. Mansard sections, parapets, a porte-cochere, a tower for the stairs and the mechanical penthouse, rooftop units for common areas and a long run of laundry and kitchen exhaust. Each one is a joint in the membrane, and each one needs its own detail. On a three- or four-story building, the roof is a small footprint with a lot of edges.

Which parts of a hotel roof leak first?

The edges and the equipment, ahead of the field. We photograph each one and tag it to the floor below.

  • Mansard and parapet flashing where wind-driven rain gets behind the wall.
  • Porte-cochere and canopy roofs with ponding and open seams.
  • Stair tower and penthouse walls, where a roof meets a taller wall.
  • Laundry and kitchen exhaust curbs with cracked sealant and grease on the sheet.
  • Roof drains and scuppers blocked near equipment.

If a guest room keeps stinking of damp after a repair, the insulation is probably soaked. An infrared moisture survey finds it from above, and we cut out only the wet sections.

What does an out-of-order room cost next to the repair?

Usually more, within a few nights. A roof leak takes a room out of the inventory and can take the rooms beside it and the ones below. Add the cost of drying, ceiling and carpet repair, and a bad review that lands before the work is done.

Roof costs move with the same few things as any roof. Insulation condition, deck condition, penetrations, wall height and whether the old system comes off. On a taller building, access is a real line, since the lift and the staging take space on a tight site.

We write the repair price, the replacement price and what each does to your room count. Owners with a brand standard or an improvement plan can drop that page into the file. For hospitality groups with several hotels, the same format repeats on every property, so a manager can compare them side by side.

Which roof system fits a hotel?

Most hotels carry a low-slope field with a decorative edge, and the right system differs for each. TPO roofing suits the main deck, and PVC fits where kitchen exhaust is heavy. Modified bitumen is a common choice where there is rooftop traffic or an older built-up roof to match.

Standing seam metal often shows on mansard and accent roofs. Metal can be repaired in place, and a failing panel can sometimes take a retrofit. A cool roof installation in white lowers the heat load on the top floor, which guests notice as a quieter air handler.

The best choice depends on the cores and the budget year. We lay out all of it and let you pick.

How do you reroof a hotel with guests in the rooms?

With a room map and a good clerk. We work section by section, and the property manager tells us which rooms under the work are empty and which are booked. For a full replacement, those top-floor rooms are blocked for the days the crew is overhead.

Noise matters most. Tear-off starts after checkout and before the afternoon, and the quiet work goes in the evening. Staging stays away from the front drive, the loading dock and the pool deck. Odor stays out of the air intakes, and the lift never blocks a fire lane.

Every shift ends dry. Our occupied building reroofing plan gives the front desk the day, the zone and the rooms affected. Weekends and holidays are the busiest, so we aim for the slower weeks.

What does Greenville weather do to a hotel roof?

Spring hail and summer heat both show up in the rooms. Straight-line wind near 85 mph and baseball-sized hail struck Greenville in June 2019, and a roof collapsed in downtown Greenville. The storm path also ran through Campbell on I-30. In April 2014 an EF1 tornado east of Merit took metal roof and wall panels off a structure at FM 1569 and FM 903.

I-30, U.S. 67 and U.S. 69 all serve Greenville, and L3Harris at Majors Field and Hunt Regional Medical Center on Joe Ramsey Boulevard are among its largest employers. A hotel roof in town has to stay dry for a full house. In Royse City, a Buc-ee's travel center and large-format retail line I-30. Lake Tawakoni, near Hawk Cove, drives marina, lodging and lake-service buildings, and lodging roofs there get scheduled around the bookings.

A hotel leak after hours gets the same dry-in-first response as any emergency roof repair. Apartment buildings share the stair tower, parapet and exhaust details, and senior and care buildings share the occupied-room problem, so the same walk applies to apartment roofing and senior living roofing.

Commercial Roofing Questions

A guest called about a stain on the ceiling. What do I do first?

Take the room out of service and move the guest. Then call us. Do not let housekeeping scrub or paint over the stain before we see it, because the shape and color help us trace the path. Take photos and note the time. We will find where water is entering, which is often some distance from the stain.

Can a hotel stay open through a full roof replacement?

Usually yes, with a phased plan. We take the roof in sections and block the rooms below each one while the crew works over it. Check-in, the pool and the lobby stay open. The plan shows the property manager exactly which rooms are down on which days, so the front desk can sell the rest with confidence.

What does a flat roof on a three-story hotel need that a low building does not?

Better access and tighter wind details. A taller building takes more wind at the edges, so the perimeter fastening and the edge metal matter more. Access needs a lift or a crane and a safe staging area. Both are in the price, and both are easier to plan when we have walked the roof ahead of time.

Will the new roof help with the air conditioning on the top floor?

It can. A white membrane reflects heat, and new insulation reduces the load that comes through the ceiling. Top-floor rooms may run cooler and the units may cycle less. We do not promise a savings number, because the mechanical system matters just as much. We look at the roof and the units together.

How soon should we have the roof checked after a hailstorm?

Within days. Bruises hide under a clean sheet, and a roof that looked fine in June can leak in a room in March. We walk the roof, mark every hit, core the worst ones and write it up with photos for the carrier. Waiting only shortens the window for a claim and lengthens the list of damage.
