Ponding Water Roof Repair in Greenville, TX
Two days after the rain, a pond is still parked on the roof. Look at its edge. A ring of grime marks how deep it got, and green algae tells you how long it has been there.
Standing water that stays past about two days is a defect, not a quirk. Ponding water roof repair in Greenville, TX starts with working out why the water stays: a clogged drain, a low spot in the deck or insulation crushed flat. Each cause has a different fix and a different price. Guess wrong and the repair holds water for one more summer. We walk the roof, shoot the low spots and tell you which cause you have before we quote anything.
Is the pond a drain problem or a deck problem?
Start with the drain. A bowl packed with leaves, a cracked drain body or a scupper set an inch too high will hold water all by itself. It is the cheapest cause and the most common. Clear it, check the flow and watch the next rain.
If the drain is clean and the water still sits, the roof is low. Long steel spans sag between joists. Insulation compresses under foot traffic and equipment. A roof laid nearly flat, with no slope built in, will pond wherever the surface dips even half an inch.
We check with a level and a string line and mark the depth of every pond. Then we core a few. Wet insulation under a pond means the membrane has already let go, and an infrared moisture survey shows how far the wet runs. When the drain is the culprit, the job is drain and scupper work: a cleaned outlet, a lowered sump or a larger scupper.
What does standing water do to a membrane?
It ages the sheet faster than the dry parts of the roof. Water holds heat and dirt against the surface, and the membrane under a pond sees harder cycling than the rest.
On TPO the surface chalks and the seams soften at the pond edge. On EPDM the water can swell the rubber at a lap. On modified bitumen the granules wash off and the mat underneath cracks. Algae grows and holds still more water. Many manufacturer warranties limit coverage over ponding, so a roof with ponds may carry a coverage problem nobody has read yet.
Weight matters too. Water is heavy, and a deck that already sags takes more load with every storm. That is how a small dip becomes a deep one. A TPO roof with ponds sitting on its seams is one to fix early.
Why do big Greenville roofs hold water in August?
The summers are long and the roofs are longer. DFW records show 27 days at 100 degrees or hotter in July 2022 and 31 in July 1980. A membrane sitting under a pond sees that heat for days, then gets cooled by an afternoon storm and baked again. Sun-baked and soaked, over and over.
Orbis operates on Shelby Avenue. At a property in the SH 66 and US 380 industrial area, inspect each roof and map its drains before estimating ponding repairs.
At a medical property in the I-30 and Joe Ramsey commercial corridor, inspect roof transitions and drainage as they exist; do not assume an addition created a low spot. Hunt Regional Medical Center began a 31,000-square-foot addition in 2021 to expand surgical and women’s services. At any medical property, measure existing roof transitions and drainage before planning a repair. Coordinate any roof work window with the facility contact.
How do you get the water to leave?
Pick the fix by the cause. Clogged drain: clean it and put it on a schedule. Missing drain: cut one in, which means a new sump and a plumbing tie-in. Low spot: build it up with tapered insulation or a cricket that pushes water to the drain. Crushed insulation: cut it out and replace it.
Tapered insulation is the usual answer when the slope itself is the problem. We build the pitch up through the pond area, set new membrane over it and tie into the old sheet. The pitch comes from tapered insulation and cover board. On a roof with a failing deck, deck repair comes first.
A coating will not cure a pond. Some coatings handle standing water better than a sheet does, but they leave the water where it was. We say that up front so nobody pays for the wrong job.
A drain cleanout solves a blocked outlet, not a low area built into the deck. After confirming the drain and overflow are open, map standing water after the roof has had time to drain and compare it with the deck plane. Tapered insulation may correct a limited area when the existing assembly is dry and the added load is acceptable. If the cause is structural deflection or widespread wet insulation, bring the engineer or a qualified design professional into the scope before covering it.
What does the fix cost, and can it wait?
Clearing a drain is cheap and done in a visit. Adding drains or building slope is a real project: tear-off, new board, new membrane, a crew and staging. Price follows the pond count, the depth and the roof system. A deep pond over wet insulation costs the most, because the wet material has to come out.
Waiting makes it worse. The membrane under a pond fails first, then the insulation under that, then the deck. You can carry a shallow pond one more summer. You cannot carry one that sits on a seam or against a wall, because that is where flashing failure begins.
Schedule the work in a dry weather window. The sheet is already tired from heat and UV damage, so spring and fall are the best times to open it up.
Commercial Roofing Questions
How deep does a pond have to be before it is a problem?
Depth matters less than how long the water stays. Water gone in a day or two is normal on a flat roof. Water still there after two dry days is ponding, even when it is only an inch deep. A shallow pond that never clears does more harm than a deep one that drains by the next morning.
Is ponding covered by my roof warranty?
Check the paperwork before you assume anything. Many membrane warranties limit or exclude damage under standing water, and some set a maximum depth or duration. We read the warranty language, measure the ponds and tell you where you stand. Fixing the drainage before a claim keeps the coverage question from getting worse.
My roof has a pond right beside the drain. Is the drain set too high?
Possibly. A drain sump that sits proud of the surrounding roof leaves a ring of water around it. On a recover, the old drain body sometimes stays put while new insulation lifts the surface around it. We measure the drain against the membrane. Lowering the sump or adding tapered board at the drain usually solves it.
Can you fix ponding without replacing the whole roof?
Often, yes, when the rest of the membrane is sound. We build slope up through the pond area, replace any wet insulation, set new membrane over it and tie it into the old sheet. If the surrounding roof is too tired to take a tie-in, we say so, because a partial repair would only move the leak a few feet.
Does adding a drain need a permit in Greenville?
A new drain means plumbing work, and that can call for a permit from Greenville Community Development under the 2018 code family the city has adopted. We confirm before we cut. The overflow path matters just as much, since a clogged primary drain with no overflow loads the roof with water it was never designed to carry.
