Sika Sarnafil PVC Roofing in Greenville, TX
Grease turns a white roof brown and slick, and it does not stop at the vent. It runs downhill into every lap and drain. On a plant roof that is more than a stain. It eats at weak membrane and ruins the seams.
Sika Sarnafil makes a reinforced PVC roof sheet built for roofs like that, and we install, repair and maintain it in Greenville, TX. This is what the system is, where it earns its price, where it does not and how we run the job around a building that never really stops.
Why do food plants and processing buildings end up on PVC?
Because the exhaust does not stop. Kitchen hoods, process vents and wash-down systems all send fats, oils and steam onto the roof. PVC handles many of those better than other single-ply sheets. Greenville’s Park West is an industrial setting. For a food-processing roof, identify the actual exhaust and wash-down exposure, then compare it with the current chemical compatibility guide.
PVC is not immune to everything. Some solvents and chemicals attack it. We check what your vents send up, then check the maker chemical guide before we price.
A Sarnafil sheet follows the rules of any PVC roof, and a plant owner in manufacturing schedules the work around production shifts.
What is in a Sarnafil sheet, and why do the welds matter most?
The sheet is PVC with a reinforcing layer inside it. Strength comes from the scrim, and the seals come from the weld. A crew drags a hot-air welder down each lap and presses it flat behind the nozzle. Done right, two sheets fuse into one.
Done wrong, the weld looks fine for a year. A cold morning, a dusty lap or a rushed pass leaves a weak seal. We probe every seam after welding with a thin tool, and we run test welds at the start of each day.
Aging shows at edges first. Look for a lap that has gone shiny, lifted or crazed. Reworking that lap early, the way we do seam failure repair, stops it before water finds the insulation.
How does a white PVC roof take a North Texas summer?
Well, if it is clean. A reflective sheet keeps the surface cooler than a dark one, which matters when July 2022 brought DFW 27 days of 100 degrees or more. Cooler sheet means less thermal stress at the seams and less heat load on the rooftop units below.
Dirt and grease change that. A film on the roof soaks heat and makes the sheet age faster. Periodic cleaning is cheap compared to a replacement. We rinse the field, clear the drains and look at every seam while we are up there.
Hail and wind still matter. The June 2019 storm brought baseball-sized stones and wind near 85 mph to Greenville, and a PVC sheet over soft insulation can bruise like any other. A firm cover board under the sheet helps, and so does a quick walk after the storm.
If energy cost is part of your budget, look at cool roof installation alongside the sheet choice. The 2018 energy code adopted by the City of Greenville sets minimums, and we check the target before we spec insulation.
Where do hospital and clinic roofs fit?
PVC suits them well. A hospital roof plan should identify the actual equipment, penetrations and occupied areas before setting work phases. Coordinate access and installation windows with the facility team responsible for those spaces.
Each one needs a clean flashing detail. We use prefabricated corners and boots where we can and liquid-applied flashing where the geometry gets strange. Odors and noise get planned around surgery and patient hours.
For a hospital roof in the I-30 and Joe Ramsey commercial corridor, we phase work with the facility team around occupied areas and operating needs.
What moves the price of a PVC roof, and how long will the crew be there?
PVC usually costs more per square than TPO or EPDM. You pay for the material and the careful welding. What brings the number up or down is scope: tear-off or recover, insulation, cover board, curb and drain count, and the crane or lift time.
On a roof that never goes cold, a plant or kitchen, the extra can pay for itself in fewer leaks. On a quiet warehouse roof it may not.
We stage in sections and dry in daily, so rain does not catch an open roof. Heavy deliveries are planned around trucks and shifts. If you want the sheet made to your roof dimensions at a factory, look at Duro-Last. GAF also sells EverGuard PVC, so compare layer lists, not logos. Hot work is kept to a minimum.
The proposal should separate membrane quantity from the details that take labor: curbs, drains, edge conditions and transitions. Existing deck repairs and insulation replacement remain provisional until the crew can verify them. For a food or healthcare building, include approved access windows and material-handling rules in the schedule rather than treating them as a later coordination item. A measured roof plan and a written list of assumptions make the price easier to reconcile if concealed conditions change.
Commercial Roofing Questions
Can a Sarnafil PVC sheet go straight over my old tar-and-gravel roof?
Not by itself. PVC should not touch asphalt or foam plastic insulation. A separation layer or a cover board goes between. We cut cores, check the old roof for moisture and tell you whether recovering saves money or tearing off is the safer call. Skipping the separator is a mistake that shows up in a few years.
How can I tell whether a PVC roof leak is at a weld or at a flashing?
Look at where the water shows inside, then trace uphill. Most leaks we find start at a curb, boot, drain or wall base, not in the open field. We mark the roof, run a water test or moisture scan and probe the seams. Then you get a repair price for that exact spot.
Will grease from my kitchen exhaust eat a PVC roof?
PVC resists many fats and oils, which is why it is common on restaurant and plant roofs. Not every chemical is safe. Send us the vent list or a product sheet and we will compare it against the maker guide. Add grease containment trays under hoods and clean the roof on a schedule. Grease that pools at a drain or lap is the first thing to fix, because it sits there and softens the weak spots. We can show you where it collects on a walk of the roof.
Is PVC worth the extra cost on a big retail roof in Royse City?
Only if the building needs it. Royse City has large-format retail along I-30, and big retail roofs usually carry plenty of rooftop units and sometimes food tenants. If grease or chemicals reach the roof, PVC earns its price. If the roof is mostly dry and quiet, TPO may do the job for less. We price both and show the difference.
How do you reroof a plant that runs around the clock?
Section by section, with the plan set before the first truck arrives. We map where the lift sits, which doors stay open and where fumes and noise will go. Work near air intakes happens on schedule. Inventory and tooling below the work area get covered or moved. Your facility lead signs off on each section, and we hold a short walk-through at the end of every shift. Anything open gets tarped and tied down, and the punch list updates the next morning.
